Pre-qualify, underwrite, and assign leads to a closer in Prop AI

To move leads efficiently through your pipeline in Prop AI, it’s important to pre-qualify, underwrite, and assign them to the right closer based on territory.

Pre-qualify and underwrite the lead

  1. In your CRM, select the lead you want to pre-qualify.
  2. Click Pre-Qualify to tag it accordingly.
  3. Click Underwrite to begin AI underwriting.
  4. In the underwriting form, enter any known information:
  • Property address
  • Your email
  • Notes from previous conversations
  • Seller preferences, if known
  1. You can leave fields blank if you're unsure—the AI will still process it.
  2. Submit the form. The system will generate an ARV and lead score.
  3. Only continue with leads that score 70 or above.

Assign the lead to a closer

  1. Based on the lead’s location, assign it to the appropriate closer:
  • Click the Owner Assigned dropdown
  • Select the closer’s name (e.g., Elliot Tan for Texas leads)
  1. Add detailed notes from your conversation:
  • Click the pencil icon and choose Add Notes
  • Include property condition, seller motivation, and timeline
  1. Bookmark the closer list to easily assign future leads.

Monitor follow-up

  • Use the Smart List to track the lead’s status.
  • If no update appears within 48 hours, ping Matt on Discord to confirm follow-up.
  • Optionally, tag the lead (e.g., Friendly Agent) to help with quick filtering later.
