How to Pre-Qualify a Lead and Assign to a Closer in Prop AI CRM

To move a motivated seller lead through your pipeline in the Prop AI CRM, you’ll need to pre-qualify them, run AI underwriting, and assign them to a closer.

Pre-Qualify the Lead

  1. Open the Prop AI CRM (purple dashboard) and go to your smart list called Michael Leads 2.
  2. Review leads labeled Interested or Ambiguous.
  3. Click a lead (e.g., Darcel Robach) and open the Notes section (pencil icon) to read past conversations.
  4. To call the lead:
  • Click the green phone button in the top-right corner.
  • In the Follow-up menu, select Guide Prequal Seller to guide your call.
  1. During or after your call:
  • Click Add Notes to record the lead’s motivation, timeline, condition, price, etc.
  • Click Save.

Assign the Lead for Underwriting and Closer

  1. At the top of the page, click Assign, then choose Underwrite (third option) to trigger AI underwriting.
  2. Wait 5–10 minutes for data to generate in the Notes section. Underwriting includes:
  • ARV
  • Lead score
  • Offer types (cash, creative, seller finance)
  • Comps
  1. If the lead agrees to receive an offer:
  • Return to Assign
  • Choose a closer (e.g., Chris, Nick, Ellie, or Graham)

Optional: Send SMS Follow-Up

  • Scroll to the bottom middle section of the screen.
  • Click SMSInsert Snippet → select Geddes Prequel MistySend.

Mortgage & Property Data

  • To view mortgage data, click View Maps on the lead and use the Zillow button.
  • For richer data, use PropStream.
